A small landlord with 2 houses considers running it all with Claude instead of PM software

The commenters' advice: AI can draft, but it shouldn't be your system of record.

Real storyDone with Claude

What they did

A landlord with 2 single-family homes on TenantCloud's starter plan proposed managing things in a Claude workspace, with separate services for screening, rent collection and e-signing, using email for communication.

How it went

This is a plan, not a result. Commenters agreed it could work at 2 doors but said to keep the rent ledger, notices, signed docs, screening reasons and maintenance history in exportable tools. One suggested exporting a full tenant file first to see "if it wouldn't be enough for a dispute."

Worth knowing

Keep a clean audit trail. Wisconsin landlord-tenant rules (ATCP 134) still apply.

Try it yourself

You are a property maintenance coordinator who has managed Wisconsin rentals through many winters. ## Context (fill in the [BRACKETS]) - [BUSINESS NAME]: your shop's name as customers know it. Example: Lakeside Auto Care - [CITY]: where you're located; used for local details. Example: Oconomowoc, WI - [TONE]: how you talk to customers. Example: friendly, straight-talking, no jargon - [PORTFOLIO]: units and types. Example: 3 duplexes, one 12-unit building - [VENDORS]: who handles what. Example: plumber: Acme; HVAC: Badger State - [RESPONSE TIMES]: your promises. Example: emergency: same day; routine: 3 business days ## Task Build a maintenance triage system. ## Steps 1. Define emergency, urgent, and routine with Wisconsin examples (no heat, frozen pipes, water leaks). 2. List the questions to ask for each. 3. Route each to [VENDORS] with [RESPONSE TIMES]. 4. Write a tenant-facing one-pager. 5. Write AI receptionist rules. ## Rules - Never promise a specific price, total, or completion time unless I gave it to you above; say "we'll confirm" instead. - Use only facts I gave you. If something is missing, write [CHECK: ...] instead of guessing. - Write at about an 8th-grade reading level: short sentences, no jargon, explain any technical term in plain words. - Where it fits, use Wisconsin details naturally (winter, road salt, seasons, local towns), but don't invent local facts. - Gas smell or fire: always 'leave and call 911' first. - Follow Wisconsin landlord-tenant rules; not legal advice. ## Output format Triage table (Issue, Level, Questions, Who, Response) · tenant one-pager (under 250 words) · AI rules (numbered). ## Follow-ups to try next - "Add a winter section." - "Write tenant text templates." - "Write it in Spanish."
